What has the City of Wayne done?
The City hired LSL, Planning, Inc. of Royal Oak as consultant to assist the City. The City revised its 1964 Master Plan for the Downtown Area, in compliance with the Michigan Planning Enabling Act, being Act 33 of 2008.
The Planning Commission began work with LSL in October of 2008.
What is a Master Plan?
A guide for physical development; It surveys and studies - present conditions and future growth; Pays due regard to neighboring jurisdictions; Addresses land use and infrastructure issues and may project 20 years or more into the future; Includes a plan for zoning.
Is all of Wayne included or just part?
The area of study was the Downtown Area. Its basic boundaries are:
the Norfolk Southern RR (on the south), the CSX RR (on the west),
the Rouge River (on the north), and Howe Road (on the east). It may also include additional portions of S. Wayne Rd.
How long did the process take?
The Master Plan was completed at the end of summer 2009. The entire process was complted in approximately 12 months.
How does this Master Plan compare with the 2005 Charrette conducted by Andrews University?
The Andrews student drawings in the "The Wayne Project" are not a Master Plan but rather a guiding vision and a speculative proposal on the physical form the City may develop. The current Master Plan can build on such earlier efforts.
Who approved the Master Plan?
Both the Planning Commission and the City Council.
